Te ranc is all native pasture and as istorically been operated as a cow-calf rancing unit. Te ranc as been owned and operated by te same family since te 1920 s. Pride of ownersip is evident given te overall condition of te ranc and facilities. Te native grass turf is in good condition over muc of te ranc given recent timely moisture and a conservative stocking rate. Te ranc as been rested, wit no cattle on te ranc, for approximately two years. Te topograpy of te Soe Bar Ranc is level to gently undulating. Soils on te ranc generally range from sandy loams to fine sand. Mesquite is te primary brus, generally found in scattered concentrations trougout te ranc. Broomweed is also very common and ranges from scattered to tick. Tere are scattered pockets of greasewood, generally found in te nortern part of te ranc. Sand ills are found in te extreme western part of te ranc.
Tere are two prominent lakebed formations on te ranc. Red Lake is found in te nortern part of te ranc, and King Lake is found in te central part of te ranc. Tese lake beds provide a natural source of water during times of eavy rainfall and serve as excellent locations for dove unting.
Te Soe Bar Ranc is fenced and crossfenced into seven main pastures and a trap encompassing te ranc eadquarters. Te fences are overall in fair to good condition. Fence construction is typical barbed wire on wood post and steel T-post.
Livestock water on te Soe Bar Ranc is provided primarily by te Colorado River Municipal Water District water line, wic extends troug te central part of te ranc. Tis domestic water line runs from te District s well field near Monaans to Midland. Te ranc as four water taps tat are currently being used. Buried water lines are connected to te taps providing water to several drinking trougs. Water usage is billed on a bi-montly basis. Te ranc as four additional taps tat are not in use. Tese additional four taps are an asset to te ranc and could be used to enance te livestock water infrastructure. Water wells, for livestock water, tat are currently in use include two windmills and one well equipped wit a submersible pump. Te windmills are approximately 60 to 80 feet in dept and ave good quality water. Te submersible was drilled and is maintained by Conoco and is approximately 600 feet deep. Tis well as a ig concentration of mineral but is reported to be suitable for livestock use. Tis well provides water to two earten tanks. Red Lake, in te nortern part of te ranc, and King Lake, in te soutern part of te ranc, are natural sources of livestock water after significant rain events.
Te Soe Bar Ranc is well improved for te day to day operation of te ranc. Te main ome is a wood frame structure wit brick exterior and metal roof. Te interior includes two bedrooms, two remodeled batrooms, kitcen, living room, utility room and brick fireplace. A covered porc is located on te front of te ome. A breezeway/carport extends off of te rear of te ouse to te brick well ouse. Two wells wit electric submersible pumps supply water to tis ome. Adjacent to te main ouse is te bunkouse. Te bunkouse is a wood frame structure wit brick exterior and metal roof. Te interior includes two bedrooms, one batroom, kitcen and living area. Te main ouse and bunkouse are in fair to good condition
Located sout of te main ouse and bunk ouse is te barn/sop and main sipping pens. Te barn/sop is nearly new and is constructed of a pre-engineered steel frame wit metal siding and slab foundation. Te sop includes large roll up doors, water and electricity. On te east side and tied to te sipping pens are covered, pipe orse stalls. Te main sipping pens are of pipe construction and include a truck load out, scales and squeeze cute. Te scales ave not been used in sometime and could require updating and recertification. Like most rances in te region, oil production and related infrastructure are found on te ranc. However, most all of te production is found in a concentrated area in te eastern part of te ranc. Tis leaves te majority of te ranc free of oil well and tank battery sites. Te Soe Bar Ranc is located in an area considered to be one of te best for tropy mule deer. Also, given timely rains over te past year, te quail population as exploded. Oter game species include dove, feral ogs and occasionally javalina are spotted.
