PT CIPUTRA DEVELOPMENT TBK Newsletter September 2013 CitraRaya Tangerang Launched Evergreen Boulevard Shop Houses Tangerang CitraRaya develops an environmental friendly concept and sustainable development in offering residential as well as commercial center in its development area. This is called Ecoculture concept. With this, CitraRaya expects to create a township development that guarantees a healthy life quality by carrying 3 values, including economic benefit, social benefit and environment benefit. Aside of green environment notice and focusing on behaviour value, CitraRaya takes the mission of creating green environment. To emphasize more on the environmental friendly concept, CitraRaya presents a residential area called Ecopolis. Based on the balance of the harmony of environment that support life of the residents as well as their business activities, Ecopolis is developed as a premium area on a total of 100 ha, which consists of 9 premium clusters and commercial area. Besides, there is also a 2-ha Green Area Eco Park in Ecopolis. Evergreen Boulevard is a row of shop houses in Ecopolis. The location is very strategic, as it is close to many facilities such as Eco Plaza (club house and food plaza), Ciputra Hospital, Tarakanita School (from Kindergarten to Senior High School), CBD CitraRaya, surrounded by residential and is completed with Office Park. The location is also become very special as it is facing to the main boulevard ROW 20 that can support business activities. The development of these shop houses is right choice and gives much convenient. For residents, the shop houses will help in meeting their needs, while for the owner of the shop houses, they will get opportunity of big advantage, that aside of the strategic location, CitraRaya has already got big market. This was also proven by the positive response during the launching of the shop houses. With the price starting from Rp 1,2 billion per unit, they have been fully booked by customers, that unit to be purchased by customers need to be limited. In its official launching on 28 September 2013, a total of 161 units shop house were marketed. 70 units of them belonged to the first phase. Evergreen Boulevard is the first product of the joint venture (JV) between PT Ciputra Residence, the subsidiary of PT Ciputra Development Tbk which operates CitraRaya Tangerang and Mitsui Fudosan Residential.

This time the theme was Balance Your Body, Mind and Soul with Yoga. The program, which was presented to its members, tried to bring mothers to release their daily activities for one day by doing yoga exercise and in the same time enjoying the beauty of mountains view and landscapes in La Oma Café & Hotel, Lembang, Bandung. The exclusive houses in Crystal Golf are designed with modern minimalist concept of architecture, which combines green, clean and modern environment lifestyle. Each house consists of two stories and has flexible design. Crystal Golf consists of two types of houses, Lilac and Turquoise, with land area ranging from 171-200 sqm. Open house or these houses was held on 22 September 2013. This yearly event is a form of ties for members of Klub Mama Ciputra Mall Jakarta. They are brought to feel the benefit of yoga exercise to leave all daily activities for a while, said Mr. Ferry Irianto, General Manager of Ciputra Mall Jakarta. After feeling relax, we also took them to enjoy the natural view of Tangkuban Perahu crater and also shopping in Bandung, he added. This program was attended by 40 participants, 37 of them were members, while the remaining came from media partners. Ciputra Hospital Supports Healthy and Safety Travel Medicine Tangerang On 13 September 2013, Ciputra Hospital held an activity to encourage the Healthy and Safety Travel Medicine with Miss Tourism Indonesia (Putri Pariwisata Indonesia). Ciputra Hospital provided all the 35 finalists of Miss Tourism Indonesia with Guidance for Safety and Healthy Travel material, which was part of Travel Madicine concept. Beside the campaign, all of them also got medical check-up facility. Director of Ciputra Hospital, dr. G.A. Kusmiati, MARS also taken part in the short seminar held. According to her, Ciputra Hospital, together with El John Pageant Foundation provided medical check-up facility and material for the importance of periodic health screening before travelling. We reminded all the finalists to recognize travellers diseases which were caused by bacteria, virus, anomaly of the weather, decrease in body s endurance and diet. Health is the main asset for all finalists of Miss Tourism Indonesia to run her duties.

The campaign was also attended by representatives from Governor of Banten Province, Ir. H.M. Husni Hasan, who brought message from the Governor, Hj. Ratu Atut Chosiyah, SE. He said, Much appreciation to Ciputra Hospital and and El John Pageant Foundation in this Healthy and Safety Medicine event. We hope with this, society will concern on staying healthy, especially during travelling. Food Station at CitraGrand Semarang Semarang After success with the event of Project Preview in March 2013, CitraGrand Semarang once again held an open house for Belle Superior, a two-storey house with 3 bedrooms and 2 bathrooms. Available in two types, Deluxe (Land area (LA) 125 sqm/building area (BA) 200 sqm) and Superior (LA 140 sqm/ba 200 sqm), the houses have modern tropic style and are decorated with homey interior and are very ideal for young couples. Open house this time exposed Semarang culinary called Food Station. Lekker Paimo, Bakmi Pak Dul Numani and Sup iga Djati Legi were some of many choices of culinary which participated in the event. Accompanied by music performance from Jazz Ngisor Ringin of young Jazz lovers of Semarang, the atmosphere of the event became more fun and harmony. Response from customers was very good also. From a total of 31 units of River Side cluster marketed in the first phase, all were sold out already. And to fulfilled the demand, CitraGrand opened a new cluster, Golden Wood, with new variants of two-storey house, Britney (LA 106 sqm/ba 162 sqm), Beaver (LA 231 sqm/ba 210 sqm) and Angelique (LA 310 sqm/ba 300 sqm). And as an appreciation to the customers, CitraGrand offered discount of 12% from selling price for cash transaction and 10% discount for purchase with mortgage. Still, for mortgage, there were 2% subsidy for first year s interest rate and also free of provision fee and mortgage administration fee. With a downpayment of Rp 10 million, customers can already book an exclusive residence at CitraGrand Semarang City of Festival.

Grand Launching of Grand Riviera by The Taman Dayu Pandaan The Taman Dayu has held many events for many times and this time it came with The Taman Dayu Street Food Festival, an event which promoted famous snacks and meals from the area around The Taman Dayu. The event was also held to celebrate the grand launching of new clusters in The Taman Dayu, namely Grand Riviera. Grand Riviera is the newest cluster in golf area. Every unit has view to swimming pool and is surrounded with green natural view of Arjuno and Welirang Mountain. A beautiful villa house that is very ideal and suitable for modern family, who likes to enjoy the freshness of mountain atmosphere, as well as cleanliness and healthy air every weekend. Villas are designed with modern and minimalist concept by maximizing the utilization of room functions. For the first launch, a total of 42 units were offered to public. Building area ranged from 120 sqm to 143 sqm and land area from 180 sqm to 250 sqm. Prices offered started from Rp 1.2 billion. The Taman Dayu will be more easily assessed from Surabaya with the finishing of the construction of Porong Arteri Road and also supported with the on-going construction of toll road from Gempol to Pandaan. This toll road access will be useful for modern families who like to enjoy weekend in The Taman Dayu villas. The Taman Dayu villas offer better quality of life, by providing beautiful residential with cool and far from polluted town air. Open House of Aquamarine at CitraSun Garden Semarang Semarang An event with Strawberry Party theme was held on 15 September 2013. This was related with the closing agenda of routine exhibition held by Central Java Indonesian Real Estate Association (REI Jateng) in Ciputra Mall Semarang, which was participated by CitraSun Garden Semarang from 29 August to 09 September 2013. This was the 7 th exhibition held. And from this exhibition, CitraSun Garden collected around 300 customer data. In this time s open house, CitraSun Garden wanted to bring customers to visit the residential area. The open house was held in front of Aquamarine show unit in Ruby Hill cluster. For this event, the committee also invited the community of Semarang Cat Lovers (Pecinta Kucing Semarang), who perform some of activities in their community. Activities during the events including: contest of photo with cats and contest of healthy cats. These activities were packaged with strawberry party which presents all food with strawberry flavour. A lot of visitors attended this event, and many of them were visitors from REI exhibition, while the remaining were from the publication made.

CitraIndah Launched New Shop Houses Jonggol In mid-september 2013, CitraIndah launched CitraIndah Festival #3, a series of shop houses in CitraIndah Festival area. They are located in the south of Bukit Edelweiss. Shop houses offered consists of two types, Hook and Standard. Hook has land area of 75 sqm, while Standard covers 60 sqm. All the shop houses are two-storey building. Building area are 71 sqm and 56 sqm for Hook and Standard, respectively. Hook is offered at Rp 614 million for cash payment. For payment using mortgage, the price for Hook is Rp 660 million. For Standard, if payment is cash, the price is Rp 457 million, while if using mortgage, the price will be Rp 490 million. In launching period, CitraIndah offered promotion, such as discount of Rp 2.5 million and free of mortgage fee. There were total of 20 units offered during the launching period and all units were sold out. Customers have already put a deposit (booking fee) before the launching time. When shop houses were officially launched and prices were released, customers who disagreed with the price could cancel the purchase and get their booking fee refunded. CitraIndah then would offer that shop house to other customers who already put booking fee also. At that time, a total number of 25 customers have put their booking fee for the shop houses. During the launching period, CitraIndah recorded more than Rp 10 million for the pre-sales transactions.
