Russian River AVA Winery Site Flagship Winery Site The Russian River Appellation is the premier grape growing region in Sonoma County and accounts for the most consistently highly rated Pinot Noir and Chardonnay wines from Sonoma and Napa Counties. This distinction puts the Russian River Appellation at the forefront of Burgundian varietal grape growing and wine making throughout the world. Consumers not only recognize the quality and stature of the Russian River AVA but they also seek it out. This one of a kind location provides the opportunity to create a flagship winery at the gateway to the Russian River Appellation. Location, Location, Location The old saying location, location, location has never rung more true than with this property. Being situated a very short distance from the north and south bound Hwy 101 interchanges provides consumers with incredibly easy access, and the proprietor with a high volume of traffic. No other winery in Sonoma County has this potential for this kind of traffic volume. Frontage on River Road (the gateway to the Russian River Appellation) insures maximum exposure while still providing an authentic wine country experience. Keep in mind, this is the first property with winery potential on River Road. A true opportunity to make a statement 2

Zagat Review - John Ash & Co. Superb food in harmony with glorious decor" distinguishes this "revitalized" Santa Rosa Californian boasting a "romantic setting" "overlooking the vineyards"; the locavore dishes are "beautifully presented" by a "polite, prompt" staff also offering an "extensive" C selection of Sonoma-centric vintages, and while it's "expensive", it's deemed "worth it", whether for a "special occasion" or "after a day at the wineries." Development Rights Intact To the north and east, vineyards are your neighbors located across River Road and then again across Barnes Road. In both directions, the vineyards are protected by open space preservation (no further development is anticipated). is planted to wine grape vines it does not have the same restrictions as those across the way. The property is not in the Williamson Act (Ag preserve) or open space, thus it still has the ability to develop a winery or other projects as dictated by county zoning and permitting processes. Santa Rosa city limits are less than a mile away. It is foreseeable that some day the commercial development potential for this site could be extensive. Some city services are already available including PG&E that provides electricity and natural gas. The home is connected to city water from the Larkfield Water Company and has a septic system. The city sewer line is approximately 700 feet from the property. A well also services the property. Even so, for now the property is definitively wine country and is located outside city limits. The county zoning does allow for the potential to subdivide the property into at least two parcels (10 acre minimums). Custom English Tudor & Immaculate Gardens, Tasting Room Potential The residence, a custom English Tudor constructed by Clyde Hansen, was built in 1932 and maintains a truly classic feel. The kitchen maintains the original integrity, tile and marble bathrooms, hardwood floors (upstairs and down), and rare Georgia gumwood trim / doors and built-it cabinetry. There are three bedrooms, two full bathrooms, three separate formal / informal sitting rooms on the first floor, including a breakfast room and formal dining room. The upstairs master suite has two sitting retreats along with a luxurious bathroom complete with whirlpool tub and bidet. The home retains its original old world charm and quality. It is impeccably maintained in every detail. This residence would make an excellent tasting room and or upscale winery facility. Other considerations have been an art gallery, VIP center, museum or the welcome center for a newer larger winery with executive offices upstairs. Directly behind the residence is a three-story water tower building that is over 100 years old. It contains a workshop, laundry facilities and a former second story guest room and bathroom now used for storage. There is a large barn that is also more than 100 years old and is deep enough to accommodate three limousines or 6 average sized cars. There is additional storage space for other items as well. The grounds on this property are just as immaculate as the residence. Featuring an extensive use of Herring Bone brick walls and columns, in-ground koi pond with fountain, large flowing lawns and walk-ways, a pergola over concrete / brick inlaid floor, beautiful English gardens all accented by Coach lamp lighting. Plus, a graveled driveway with enough parking to accommodate 15 to 20 cars. Location & Opportunity This is a one of a kind offering in Sonoma Counties most prestigious grape growing region. No other location provides this much exposure with such ease of access to Hwy 101 and the gateway to the Russian River Appellation. Create your vision in this premier location, make a statement and follow the proven success of the neighboring luxury inn and gourmet restaurant. Russian River Appellation 15,000 vineyard acres / 70 wineries / Earned AVA status in 1983 Russian River Valley climate is sculpted by the regular intrusion of cooling fog from the Pacific Ocean a few miles to the west. Much like the tide, it ebbs and flows through the Petaluma Wind Gap and the channel cut by the Russian River through the coastal hills. The fog usually arrives in the evening, often dropping the temperature 35 to 40 degrees from its daytime high, and retreats to the ocean the following morning. This natural air-conditioning allows the grapes to develop full flavor maturity over an extended growing season - often 15 to 20 percent longer than neighboring areas, while retaining their all-important natural acidity.
