Founded in 2009 by the Davison couple, the Black Bear Inn is sure to exceed your expectations of service, cuisine, and value. The beauty of the Black Bear Inn can be enjoyed from nearly every location on the 1.5 acre property. Let your guests become lost in the natural beauty of the majestic foothills during your reception and cocktail hour in the Lower Meadow and Gazebo. Enjoy the warmth and splendor of the Grand Patio and Lodge Great Room during your custom designed reception. The Craftsman style Lodge will surely create breathtaking opportunities for your flawless photograph portfolio, as well as provide a world class lodging experience for your group. Chef Bruce has mastered his craft for nearly twenty years and flourishes in creating custom menus for each couple and celebration. Packages & Policies Your Site Rental Fee (sans lodging) includes the following: Eight hour allocation for your event No corkage wine & beer policy Basic Rentals (tables, chairs, linens) Display tables in assorted sizes for cake, gifts, welcome, etc. Wedding décor including archway, easels, votives, wine barrel bar, signage Attended Parking Access to facility on day of event for set-up String lights over the reception area (backyard) On-site, serviced restroom during event Space for rehearsal dinner (up to 25 guests) Lodging Package Includes: ($2650) Five Lodge Rooms with Double Occupancy (10 guests total) Scheduled Meal Service (Friday Happiest Hour Welcome, Saturday Continental Breakfast, Sunday Continental Breakfast) Use of property from Friday Check-In (3pm) thru Sunday Check-Out (11am) Concierge Service for additional lodging (guests) and dining (rehearsal dinner) in Calaveras County Facility Rental Rates Peak (June-October, December) Off-Peak (January-May, November) 10-25 guests $2,500 $2,000 26-50 guests $3,000 $2,500 51-80 guests $3,500 $3,000 Scheduled events may begin any time after 1:00 pm and must conclude no later than 11:00pm, with music curfew at 10:00pm. Custom Culinary Experiences We believe that at the heart of any memorable celebration, is a well-crafted menu. Chef Bruce is pleased to provide a spectacular culinary experience for groups of 25 or fewer. For celebrations that host 30 to 80 guests, our preferred caterer can design a custom menu to fit any guest list and budget. Your dining experience should be a reflection of your personality and taste, that s why we pride ourselves in offering non-traditional service methods. We excel in providing custom VIP experiences including, but not limited to; Wine Paired Meals, Multiple Courses, Late Night Snacks, and Interactive Experiences with Action Stations, Demonstrations, and more. For any event utilizing bar service, the BBI will provide an Attendant or Bartender as well as ice and glassware. Should you provide your own Beer, Wine, and Non-Alcoholic Beverages, the following fees will apply: Self Serve Beverage Station with Beer, Wine, & Non-Alcoholic Selections $5 per person Attended Beverage Station with Beer, Wine, and Non-Alcoholic Selections $8 per person Non Alcoholic Beverage Service (BBI provided) $4.95 per person Includes carafes of Water, Lemonade, Iced Tea, as well as Soft Drinks, Juice Boxes, and Coffee/Tea We will review requests for spirits on a case by case basis, and will charge additional fees and requirements.

Private Event Policies Menu We are eager to create a memorable event for you and will help custom design all menus to your needs. We make every effort to ensure that prices and policies herein are current; however, both prices and policies are subject to change. Prices on all events are guaranteed sixty (60) days from the date of final event order publication and/or signing date, but are subject to change due to fluctuating market conditions. Outside Catering Black Bear Inn works with independent caterers to provide dining service for parties with a guest list larger than 25 people. If an alternative licensed caterer is desired, a fee of $20 per guaranteed guest (regardless of age) will apply in addition to any Site Rental Fees. This fee will include the following: Setup and Breakdown of any and all buffet tables Menu and Floor plan coordination with Outside Caterer Hosted Non-Alcoholic Beverage Service for the duration of the event (Coffee, Tea, Soft Drinks, Juice, Milk, Sparkling Water, etc) Linens, Tables & Equipment Rentals The Inn provides 3/4 length, white poly tablecloths for all 60 round banquet tables and white 12x12 poly napkins. The Inn will also provide white tablecloths for all additional tables and displays. Floor length cloths, overlays and alternate color options are available at an additional cost. All specialty linen orders will incur a premium if The Inn is required to handle the arrangements (ordering, quantity confirmation, receive/return, etc.). Taxes & Service Charges There will be an 18% taxable service charge applied to all food and beverage subtotals for all events. 7.5% County Tax will be applied to all taxable items, including food & beverage subtotals, Site Fees, Lodging Fees, Rentals, Labor, and Service Charge. Beverage Pricing & Policies The Inn will require the purchase of an attendant for any party with a guest list greater than 25. Engager will be responsible for providing their own product, and will not incur corkage fees. The Inn reserves the right to limit or deny beverage service for a multitude of reasons. Any guest who appears to be under the age of 30 may be asked to show valid California ID at any time during the event. All guests are required to have a valid ID in order to be served at the event. The Inn reserves the right to deny service of alcoholic beverages to anyone, at any time, for any reason, especially to those guests who may appear to be intoxicated. Liabilities: Event Liability Insurance is designed to protect you, on this most important of days, against unforeseen incidents. The insurance coverage you provide for the Event must include protection for the insured even when not serving beer, wine, or spirits. Ask your Home Owners Insurance agent, or our referred agent, for Wedding Liability Insurance. 1. Client must provide insurance for the Event at the site on the Event Date.

2. Client must acquire Liability Insurance and provide a Certificate of Liability Insurance in the amount of $1,000,000, covering the Event Date. 3. The Black Bear Inn must be named as additional insured on the policy. 4. Certificate Holder to be named as follows: Chateau Davison, Inc. dba Arnold Black Bear Inn, P.O. Box 109, Arnold, CA 95223 5. Client must provide the specified certificate two (2) weeks prior to the Event Date or the Event may be cancelled. 6. Client may use the insurance carrier of their choice Deposits, Room Capacities & Rental Fees A non-refundable deposit of thirty percent (30) of the Estimated Grand Total is required at contract signing, with fifty percent (50%) of the estimated balance due three (3) months prior to the event and the remainder of the final balance due ten (10) days prior to the event. Any additional charges are due immediately concluding the event. An additional Security Deposit of $500 will be required for parties of 30 or more guests.
