Madras Redevelopment Commission Brewery/Pub RFP FAQ 2/8/18 1. How much financial assistance is available? The amount of financial assistance available is dependent upon the type of building that the brewery and pub will be located. The MRC acknowledges that if construction of a new building is proposed that there would likely be more financial assistance needed for that type of project. Alternatively, if the brewery and pub is proposed to be located in an existing building for which would be renovated, likely a smaller amount of financial assistance may be needed compared to the assistance needed for the construction of a new building. With this in mind, the MRC has not established any guidance on the amount of financial assistance that is available. City staff believes that the financial assistance that would be provided would be between $100,000 and $500,000 however we don t know the nature of the proposals that will be submitted. Ultimately, the MRC will determine the amount of financial assistance needed and each proposer will need to make a reasonable business case for the financial assistance from the MRC. 2. Are there any requirements for the location of the Brewery and Pub? The brewery and pub need to be located along Highway 97 between A and J Streets. This area for this project is referred to as the downtown area. There may be some exceptions to this requirement however a proposer would need to articulate to the MRC why they believe a location outside of downtown area fulfills the MRC s goals and objectives with this recruitment and their Urban Renewal Action Plan (2016). 3. Do you have expanded information we can on the demographics of the area and the amount spent on food and alcohol? There is a lot of data out there. Most of which is not specific enough to get detailed demographics or market information and wouldn t likely satisfy your needs. Keep in mind that any data would be interpreted to its relation to the Madras demographics or market conditions. That said, the City has hired a firm to prepare a demographic and market analysis which is attached. 4. Are there minimum seating requirements for the pub? No there isn t any specified seating requirements. That said, the number of seats in the pub would need to consider (1) the current and future dining demands (2) tourists and those traveling through Madras and (3) large events that may occur at the pub (see information related to Question No. 5 below). 5. Is there a requirement for live music in the pub? No, there isn t a requirement to have live music in the pub. Currently, very few restaurants have live music in Madras. Live music would likely need to occur on a seasonal basis. 6. Do you have more information on businesses in the area that looking for a community/meeting area to take customers/employees?
