for SALE 545 Niagara Stone Road, Niagara-on-the-lake ON WINE INDUSTRY The Niagara Peninsula, Ontario Overview Ontario is the country s leading grape producer, accounting for about 85% of all Canadian production. The Niagara Peninsula accounts for over 93% of Ontario s grapegrowing volume. Grapes are the highest-ranked Ontario agricultural commodity and represent 35% of the farm value of Ontario commercial fruit. The total farm gate value of Ontario grapes exceeded $95.3 million in 2016. In 2017, there were 17,000 acres of vineyards in Ontario. In 2017, winemaking was the dominant use for Ontario grapes; 97% of production was used for wine products and 3% for juice, jams, and other grape products. ECONOMIC IMPACT The wine industry generated $734 million in retail sales in Ontario (Fiscal 2014-15) The grape and wine sectors generate: - more than 14,000 jobs in Ontario; - $602 million in tax revenue and markups; and - $3.3 billion in total economic impact in Ontario. The industry contributes $10,000 to the economy for every tonne of grapes grown and sold, compared to $700 for every tonne of oil produced from the oilsands. As a tourism destination, Niagara attracts nearly 20 million visitors annually; 1.9 million people visit the province s wineries each year. Grape production enhances the environmental beauty of the province and preserves rich agricultural heritage.

for SALE 545 Niagara Stone Road, Niagara-on-the-lake ON Niagara-on-the-lake region Prestigious Niagara Wine Country TERROIR Niagara-on-the-Lake is the heart of Ontario wine culture and a world-renowned wine country destination, well known for its annual celebrations of terroir-focused foods & wines. Topography Most of this region is lakeshore plains land, characterized by long, gentle slopes, which become slightly more prominent in proximity to the north-facing Lake Iroquois Bluff. The gentle topography allows the entire region to enjoy generous sunlight exposure from early morning to late evening, which provides heat accumulation during the day and throughout the season, promoting an early start to the growing season. Clear, calm conditions often result in high daily temperature ranges and excellent growing conditions for grapes. Soil Ranging from sandy loam soils to soils primarily consisting of red shale with a high silt and clay content, water-holding capacities vary greatly within this region. Due to the gradual sloping of the landscape toward the lake, these soils tend to be moderately to well-drained with slow surface runoff. Climate The geographical attributes of Niagara-on-the-Lake have a meaningful impact on climate. Proximity to the deep waters of Lake Ontario and the fast flowing Niagara River moderates temperatures throughout the viticultural region reducing the risk of late spring and early fall frosts. Vineyards farther from the lake receive somewhat less of the lake s moderating effects and thus experience a higher daily temperature range, with warm days and cool nights. Closer to the sheltering effects of the Niagara Escarpment, spring warming occurs earlier with sun-exposure on eastand south-facing slopes promoting bud break and bloom. The Niagara-on-the-lake APPELLATIONS Niagara-on-the-Lake is one of two regional appellations within the Niagara Peninsula, according to VQA Ontario, situated below the crest of the Niagara Escarpment and stretching to the Niagara River and the shores of Lake Ontario. The region encompasses four subappellations: Niagara River, Niagara Lakeshore, Four Mile Creek and St. David s Bench. or implied, regarding the information including, but not limited to, warranties of content, accuracy and reliability.
