Nord Ridge Vineyards 1540 Howell Mountain Road Napa, CA Presented By: Mark Stevens, Broker 707.322.2000 Mark.Stevens@SothebysRealty.com BRE#00971195

Offering Overview Located on the Eastern slopes of Howell Mountain, this premium Cabernet Sauvignon hillside vineyard showcases exceptional fruit, ideal growing conditions and well developed water sources. Price: $7,490,000 Acreage: 40.97± Total Acres 21.41± Planted Acres

Location Overview AVA: Nord Ridge Vineyard is located within the Napa Valley AVA on the Eastern slope of Howell Mountain, overlooking Pope Valley to the East, and sits on an elevation ranging from 1100± to 1350± feet above sea leavel. This vineyard resides within feet of the Howell Mountain AVA Eastern border. Due to the distance from the Pacific Ocean (about sixty miles), this area does not receive an abundance of marine influence. Fog is uncommon during the summer but this region does get cool air that comes up from San Pablo Bay, over twenty miles through Chiles Valley. The growing season for this area tends to start later than other parts of Napa Valley AVA and is also shorter due to the warmer temperatures. Overall, Napa Valley has a temperate climate with long, sunny, warm days followed by cool evenings. Location: Nord Ridge Vineyard is a mere twenty five minutes northeast of St. Helena, a charming city located in the heart of the sought after Napa Valley and mintues from Angwin. Over the years St. Helena has become a significant business and banking hub for the ever-growing Napa wine industry. The city also draws in a great deal of out of town visitors looking to relax and enjoy the wine industry and beautiful surroundings. The big attraction of St. Helena is the small town atmosphere and ability to experience all of the wonderful perks of Napa County without being in bustling downtown Napa. St. Helena offers a range of smaller and more widely known wineries, flavorful restaurant options, and the ease of exploring the streets by foot.
