Mirvish Village 200,000 sq.ft. of new urban retail; transit adjacent, high density, mixed-use project 800 Residential Units Public Park Urban Market Mirvish Village will be a transit-oriented urban hub encompassing retail, residential, and an array of civic spaces. It will include amenities that will meet the day to day needs of residences and visitors while providing ample opportunities for the various aspects of community life. Mirvish Village will accommodate a vibrant, diverse community, providing exceptional quality of life and complement the existing fine-grained retail and residential fabric of the neighbourhood. It is scheduled to be complete in the Spring of 2021. Restaurant Row

Location MIRVISH VILLAGE LOCATION Located at the eclectic intersection of Bathurst and Bloor, Mirvish Village is in the heart of the city, where downtown west meets the Annex. Mirvish village is bounded by Bloor St W to the north, Bathurst Street to the east, Lennox Street to the south, and the alley between Markham Street and Palmerston Boulevard to the west. Bloor and Bathurst are both arterial streets, Markham is a local street and Lennox is a collector street. SPADINA SUBWAY BLOOR STREET WEST BATHURST STREET STREET It is well served by transit, located directly across from Bathurst Station, providing access to the Bloor-Danforth subway line and the northern terminus of the Bathurst streetcar line. Four residential neighbourhoods and three Business Improvement Areas (BIA) surround the site. Palmerston- Little Italy, Seaton Village, The Annex and Harbord Village, each have their own unique identities. The three BIA s represent the business in Korea Town, Mirvish Village and the Annex. These represent the diversity of demographics and cultural, recreation, institutional and commercial amenities that contribute to the vitality of the area. BATHURST SUBWAY

Features An innovative mix of uses will contribute to the cultural, social and environmental sustainability of Mirvish Village. This collection of uses will foster a diverse community by providing a vibrant place to live, work, play, and shop. Public Space Mirvish Village Market Neighbourhood Retail Mirvish Village will be centered around a 30,000 sq. ft. market opening onto a public park. Re-imagined Markham Street is designed to put pedestrians first. Easily convertible to public markets, cultural and community events, the public space will create a destination while celebrating the integrity of the neighborhoud. As an extension of the public realm, the Market will become a vibrant gather space promoting local food and small businesses. A curated collection of interdependent and local vendors will participate in The Market, recalling the hustle and bustle of the Honest Ed s store as a contribution to the site s history. The Market will be the heart of Mirvish Village, carrying a range of items from produce, to spices, to hand-crafter jewelery. As an extension of the public realm, the Market will activate the community by creating a gathering destination promoting local purveyors. The new Mirvish Village will provide a home for local retail, micro retail, start-ups and pop-up retailers. Westbank, in partnership with the Centre for Social Innovation, will integrate 5,000 sq. ft. of affordable micro-retail incubator pods into the development, creating opportunities for local purveyors and entrepreneurs. Larger retail stores above and below the ground floor level will provide a variety of offerings from fashion to everyday amenities. An array of restaurants and services are also planned to enrich the retail experience.

MIRVISH VILLAGE FEATURES Urban Mobility Sustainability Public Artwork Mirvish Village will reconceptualize the traditional transportation model to reduce car dependence and promote healthy lifestyles. The development is located at the intersection of the Bloor/ Danforth subway line and the Bathurst streetcar line. Proximity to transit, along with reduced parking supply ratios will encourage alternative transportation options for residents. An innovative approach to bike systems is also envisioned, with features including a bike valet and bike co-op for residents and visitors Mirvish Village will embrace a comprehensive approach to sustainable design, encompassing a range of innovative solutions to achieve the environmental, social, cultural and economic sustainability goals of a complete community. Mirvish Village intends to reduce the project s energy consumption as well as its dependence on the electrical grid. An integrated power plant will allow waste heat to be recaptured and, through combined heat and power technology, electricity to be generated and used offsite. Public artwork for Mirvish Village is a critical, integrated part of Westbank s re-development plan. The art within Mirvish Village will enrich the environment, create a sense of place, and ignite the imagination. Famed artist Frank Stella will have pieces featured throughout the project. Frank is known for his work in the areas of minimalism and post-painterly abstraction
