5 Winery Milano Family Winery is located just south of Hopland on the southern most stretch of Hwy 101 in Mendocino County. This high exposure location coupled with a bond for unlimited production make Milano a perfect fit for wine purveyors looking for room to expand. The Winery is housed in one of three remaining Hop Kiln Barns in inland Mendocino County. With roughly 8,000 sqft. available, there is ample space for the current production of an estimated 15,000 cases per year and room for expansion of up to 30,000 cases per year is possible with current infrastructure. The ground level is the location of the conditioned tank room and barrel room. There is an ADA compliant bathroom and ADA accessible tasting bar at the entrance. The Tasting Room is on the second level and is loaded with rustic charm. Also, on the second level is office space for multiple offices or storage. The catwalk to the tank room is accessed via the second level as well. Additional space for storage is located at attic level, with slightly lowered ceilings. The exterior of the main level provides working space and features additional tanks. A five ton crane and hoist sits just above the main level with truck access for fruit delivery. Resting above the Winery Facility is a 1,640 sqft., three bedroom, two bath manufactured home. This Manufactured home was constructed in 1995 and has been completely remodeled, including a new roof and it s own private septic system. This residence is accessed privately from an independent entrance off of Hwy 101. Adjacent to the Manufactured home is a the properties original residence, which is currently occupied under a life estate. This home is 2,300 Sqft. and features three bedrooms and two baths. This original structure to the property is said to have been constructed in the 1940 s. At the Winery s entrance resides two separate rental homes. The first is a 900 sqft.
