4 What makes the Umpqua Valley Unique? SOUTHERN OREGON (ESTABLISHED 2004) Southern Oregon AVA claims the oldest history of grape growing in the state. It dates back to 1852 with an early area settler named Peter Britt, who operated a winery in Jacksonville. Post-prohibition winemaking started in 1961 when vintner Richard Sommer migrated from the University of California Davis and founded HillCrest Vineyards in the Umpqua Valley. Impressed with the diversity of growing conditions in this area, other winemakers began planting roots in the 1970s, resulting in a patchwork of vineyards growing both cool- and warm-climate varietals. Today, this winegrowing region continues to evolve and turn out a great variety of high-quality wines. The Southern Oregon appellation was established as a super AVA to allow Climate While this region provides the warmest growing conditions in Oregon, there exist cool microclimates within its varied hillsides and valleys allowing Southern Oregon to successfully grow both cool- and warm-climate varietals. This area receives significantly less rainfall than other viticultural areas in Oregon (40 percent less than the Willamette Valley) and is generally a warm, sunny, arid climate. Soils Southern Oregon s soils are varied and complex, though generally derived from bedrock, specifically from the 200 million year old Klamath Mountains, which are comprised of sedimentary rocks, to the west. Topography The Southern Oregon AVA contains varied, mountainous features with vineyards typically situated in high mountain valleys at elevations between 1,000 to 2,000 feet. The lofty southern coastal mountains provide a barrier to the west, blocking marine air and casting a rain shadow to the area s south and east. the two principal winegrowing regions in the southern part of the state Umpqua and Rogue valleys to jointly market themselves. Location The Southern Oregon AVA exists in the southwest portion of the state, stretching 125 miles from south of Eugene to the California border, and 60 miles at its widest between the Cascade Mountain Range to the east and the Coast Range to the west. It encompasses Umpqua Valley, Rogue Valley, Red Hill Douglas County and Applegate Valley 4 AVAs. Southern Oregon AVA
5 Confluence Estate specializes in growing multiple clones of Pinot Noir, Chardonnay and Pinot Gris with smaller plantings of Merlot, Tempranillo and Syrah. For the avid fisherman, the Umpqua River offers world class Salmon and Steel Head fishing. Many species of wildlife abound on the property including birds of prey such as bald eagles, falcons, hawks and even osprey nest along the river. Confluence Estate is located only 15 minutes from the Roseburg Airport and Downtown Roseburg, only 5 minutes from Sutherlin and across the road from the Lighthouse Bakery and Post Office. 10 Confluence Estate is one of the most significant land investment opportunities in Oregon. With a total of 560 acres, of which 36 acres are planted, and ±209 remaining acres are easily plantable to vineyard. Confluence Estate is well positioned to see exponential growth over the coming years. Confluence Estate can produce over ±4 tons per acre of premium grapes on a consistent basis, with secure, dedicated and valuable water rights. When fully planted, Confluence Estate could produce close to 1,000 tons of premium grapes per year, roughly 50,000 cases. With a superb growing climate and affordable per-acre pricing, the Umpqua Valley is set to see significant growth over the next 5 to 7 years. The Umpqua Valley is located at the same latitude as parts of Burgundy, therefore Chardonnay, Pinot Noir and Pinot Gris grow very well in Umpqua s climate. With yields nearly double those of most Willamette Valley plantings, the Umpqua Valley offers wineries and growers the opportunity to achieve significantly better investment returns than in the growing regions in the northwest of Oregon due to Umpqua s higher daytime temperatures and reduced rainfall. In 2013, Melanie passed the Court of Master Sommeliers exam to become a Certified Sommelier. She also has a Bachelor of Commerce, majoring in Economics and Accounting. 12 Mission Statement. The Mission for Confluence Estate is simple, to grow sustainably farmed world-class cool climate wine-grapes for America s quality focused wineries. The quest for wine-grape perfection does not overshadow Confluence Estate s other important goals. Caring about the land, environment, and the people who give their time and energy to make Confluence Estate Vineyard the best it can be. Confluence Estate is rapidly becoming a leader in the Oregon wine community and become an iconic Oregon vineyard. Confluence Estate has the potential to become the largest world-class grape grower in the Umpqua Valley. We are not interested in growing mass produced grapes of little quality, and we are not interested in mechanically harvesting grapes for bulk wine producers. What we are interested in is becoming the go-to vineyard for top wine producers at both a local and national level. We will work to achieve this by capitalizing on the inherent superiority of the site itself and through a close partnership The Plan. Consumption of wine around the world is on the increase, partly due to more millennials drinking wine at an earlier age, and the demand for quality grapes is following this trend. To keep up with immeidate demand, a new owner could initially plant an additional 40 acres of vineyard. 20 acres could be planted on the valley floor, with a development cost of approximately $20,000 per acre and an additional 20 acres on the south facing hillsides, with a development cost of approximately $25,000 per acre. The valley floor vineyard could be planted to Pinot Noir, Chardonnay and Pinot Gris and the hillside could be planted to Pinot Noir with the ability to supply top echelon wines only. After the 40 acre development is complete, there is an additional ±169 acres of premium vineyard land available for development at a future date. Confluence Estate owns 260 acres (326 Acre Feet) of irrigation rights so water isn t an issue. with, and excellent service to our clients.
