2 About Anodyne: Anodyne Coffee Roasting Co. in Milwaukee's Walker's Point neighbourhood is a refurbished warehouse space offering cream city brick, exposed wooden beams, natural wood harvest tables, a raised stage, and a reclaimed 40 foot old-world bar. The location provides a warm ambiance perfect for your gathering. For additional information regarding rental costs and policies inquiries to Lindsay@anodynecoffee.com or (414) Rental times: Because Anodyne is a fully functioning coffee roastery and cafe, we have select rental days and times available to host private gatherings. There may be some flexibility with these times and days. If you have a specific time range or day in mind, let us know and we will see if we can accommodate you. Friday, Saturday & Sunday 5:00pm-12:00Am Investment: The following is included with your rental: Standard seating for 80 (pending floor plan), 10 natural wood harvest tables, 2-3 bartenders/baristas, a house manager, and access to our 3200sq ft. venue for 7 hours from 5pm to Midnight for your event. The investment is: $2,800 Saturday Event $2,400 Friday or Sunday Event Capacity: We have a capacity of 200 guests for a standing reception and a suggested reception guest count of seated. Anodyne will assist with renting additional tables and chairs. Room Dimensions: Square Footage- Approx 3200 sq ft (Not including stage or catering set up area) Length x Width- Approx 80 x 40 (Not including stage or catering set up area) The main room (cafe), stage area, and bathrooms and catering area are included in the rental cost. Additional space can be arranged for an additional cost. A retainer of 25% of total rental cost is due to secure your date. The full rental amount plus additional expenses are due ten days prior to event. Wine, Beer, and Most Important, Coffee: Anodyne offers an assortment of tap and bottle beers, wine and a full coffee bar menu (see menu on following pages). Anodyne holds a Class B and C beer and wine license. Because we do not have a full liquor license we are unable to offer cocktails. Anodyne Coffee Roasting Company

3 FREQUENTLY ASKED QUESTIONS What is involved in reserving my date? A 25% retainer is required to reserve date along with a signed contract. This retainer is non-refundable. The full balance is due 10 days prior to the event. Book early to save your date! Can we host our Ceremony and Reception at Anodyne? Yes, we have several options for places to hold your ceremony. The locations will depend on your guest attendance. Where will we have access? Are there restrictions? You will have access to the main room, stage, and bathrooms. Your caterer will have space in the production area. More space is available upon request. What are your Parking or Transportation Suggestions? We have a potential rental with Bradley Tech High School (pending date approval by Bradley Tech) Rental for parking is $200 for approximately 45 parking spots. The parking lots are subject to availability/date approval and signed waiver. Another suggestion is purchasing UBER codes for your guests. You can find out more information here: Is Anodyne ADA accessible? Yes. We have a lift at the main entrance off of Bruce and two of the three restrooms are. Are there any restrictions? No items are to be placed on the walls or hung from the ceiling (we suggest the use of easels or table top frames). All current displays located within the building cannot be changed or removed. The use of glitter, confetti, sequins, sequins-confetti, bubbles, pedals, smoke machines, bubble machines or tinsel is prohibited. Tape, nails, tacks & staples are also prohibited. Only enclosed candles are permitted. Smoking is prohibited in all areas of the building. What Kind of Bar Options do you Have? A full bar menu is available from our café and is charged at current prices for cash bar. Anodyne holds a Class B and C beer and wine license. We are unable to offer cocktails. See the menu available on following page. All bar tabs are paid at the end of the night after your wedding. A gratuity of 18% will added to all bar tabs. No outside beverages are allowed. 5 Is there an onsite caterer? We do not have an onsite caterer. You can choose any you desire or we can recommend several we enjoy working with. Your caterer must sign and date the catering document at least 30 days prior to your event for approval of their onsite catering here at Anodyne. Catering Policies (see catering document for more information) All Caterers must be self-contained Your catering must remove all food and by your company. You or your caterers are responsible for clean up immediately after the event. The facility must be left in broom clean or better condition. Caterers must collect all trash generated from the event on the night of the event. Failure to comply could result in additional cleaning fees. Caterers may only utilize propane stoves or grills outdoors only. Caterers must remove all items at the end of the event including food and equipment provided by them. There is no smoking on premise of Anodyne of any kind. Our catering fee is $2.00 per person. This must be paid by your caterer or the bride and groom to Anodyne Coffee Roasting Company by the time you leave the premises on the event date listed. All caterers must be approved in advance by Anodyne. Do you provide a sound system, AV or PA system? We can provide our house stereo for an ipod or computer for $100. If you bring in a band, there is a $250 charge for a band to use our PA during weddings. This price includes a sound technician for your band. Are there adequate electrical outlets for the Entertainment? Yes. The stage area is equipped for full performances. Have your DJ or Band contact us for more specific specs of our stage. Is there a certain time when we must leave? The rental time includes set up and clean up time. The renter is responsible for all other set up, clean up and proper return of rental items. You must be cleaned up and out of the building by 1am. What is your cancellation policy? We will keep the 25% non-refundable retainer per the contract

6 We would like to do a champagne Toast with all of our guests, how does that work? We do offer a champagne toast to share with guests during your wedding. If you would like this as an option, you can have a toast for $4.50 per guest of legal drinking age. WE love your coffee! Are we able to Give some away as Party Favours so our guests can fall in love too? Of course! We love our coffee, and we are so happy you do too! To truly make your event special and unique to you, please consider giving coffee favours from your favourite Local Coffee Shop, Anodyne. We offer 2oz samples of our House Blend Coffee. We can make as many or as little as you like. This also includes a label with your event name and date. This is the perfect blend of Thank You and We Appreciate You for your guests. We can use any coffee you like, just let us know and we can calculate a total for you. Starting at $2.95 We would like to rent additional Tables and Chairs, Can Anodyne Help? Anodyne is happy to assist with additional rentals of tables, linens and chairs. We offer standard 8ft x 30in folding tables that are similar in size to our in house natural wood tables. The rented folding tables also include ivory linens. Price per table and linen is $50. We can also assist in renting additional wood mahogany folding chairs for $5.00 each. This combination of mahogany chairs and ivory linens make the perfect complement to our space and brings wonderful warmth for your event. Puke Policy If any of your guests throw up on our premises, we will charge you $100 fee for clean-up, per incident. This is considered this damage to our property. Clean Up Policy - If your party does not stack, put away and/or remove your décor items by 1am after your event, you will be subject to a $500 fee. Outside Alcohol Policy - If your party brings any outside alcohol to your event, you will be subject to a $500 fee. Only alcohol provided by our bartenders is allowed on Anodyne premises.

9 TERMS AND CONDITIONS 1) The venue manager retains the rights to enforce all rules and regulations on public safety, egress, and any other emergency preventative measures, at any time during any event. Client and vendors must comply with such rules and regulations. 2) Stairways, elevators, fire lanes, emergency exits, and hallways and entrances must be kept clear, unblocked and unobstructed at all times. 3) Client is responsible for obtaining all permits, certificates, and insurances required for his/her event. 4) Nothing may be dragged along the floors. Any moving equipment, including but not limited to hand trucks, dollies, must be equipped with rubber wheels. 5) The person signing this contract is responsible for the conduct of all people in attendance and for damage they may cause to Anodyne or its guests. 6) Nothing is to be attached to the floor, walls or ceiling. No tape, nails, tacks, glue or staples. No glitter, rice, confetti or the like on the premises. All candles must be kept to a minimum (2 per table) and must be enclosed. 7) The specific areas of Anodyne property accessible during this event are noted in the rental agreement for renter and guests. All other parts of the property and facilities are off-limits unless otherwise noted in rental agreement. It is the renters responsibility to ensure all guests remain in approved areas. All guests must remain in the designated event area. 8) DJ or band of your choice but no fog or bubble machines etc. 9) All Vendors must be licensed and insured. Proof of insurance must be readily available by all Vendors while on site. 10) No smoking allowed inside the building or on Anodyne premises. 11) Communications with caterer, photographer, band/dj are all others are sole responsibility of renter. We are available and happy to assist. 12) After layout decisions are decided upon in advance Anodyne will move tables and chairs to agree upon layout plan the day of the event. 13) We reserve the right to discontinue the service of alcohol to anyone during the event if deemed necessary by Anodyne. We reserve the right to remove guests from our premises if deemed necessary. 14) Outside beverages, of any kind, are not allowed on Anodyne premises. 15) I understand the catering policies that I must share with my caterer listed on page 4 of this packet and the packet provided to me. This agreement must be signed by the caterer and returned to Anodyne at least on month prior to the event date listed on this agreement. All caterers must be approved by Anodyne prior to your event. 16) The event, music and catering services must stop by midnight. Clean up must begin directly after the event is over and be completed within the hours agreed upon (5pm 1am), otherwise overtime for venue, staff, maintenance will be invoiced to the renter. 17) The Anodyne staff should be permitted to walk through the venue space between the hours of your event without any interference and be permitted to conduct walk through during the setup of each event. 18) I am aware of the following: $100 Puke Policy, $500 Clean Up Policy and $500 Outside Alcohol Policy 19) I will pay the agreed upon amount for our rental and add on s a minimum of 10 days prior to our reservation. I also understand that my bar tab agreed upon is due the night of our event. 20) Anodyne reserves the right to cancel event and void contract at any time. In that event, the retainer will be refunded in full.
