2 Making Yourself At Home The Mint is a luxury gated complex with no public access. The development is covered by 24hr CCTV and security guard patrols, for your peace of mind. Please note that the compound is a quite zone so please keep noise to a minimum after 10pm and strictly no parties. Parking There is one parking space per apartment. Please note that many of the allocated bays are reserved for residents living within the complex. Please respect the neighbours and park in one of the two locations specified on the Accessing The Mint document you will have already received. WiFi Codes For your convenience, we have several connection points throughout the building, feel free to connect to whichever device offers you the best service. Please do not move the routers from their current location or unplug them, we have placed them where they offer the best signal. User name: mintground1 Password: themint365 User name: mintsecond1 Password: themint365 User name: mintfirst1 Password: themint365 User name: mintthird1 Password: themint365 Smart TV The smart television comes with all the terrestrial channels and is internet enabled and ready to use so you can log on to your Netflix, or other entertainment, account. Simply turn on and select the globe button half way down on the left-hand side to navigate through the choices. Detailed instructions on how to use the TV and change which wifi device it is connected to, are included in the TV quick start guide in your yellow in-house manual.

3 Appliances and Sundries There is a built-in washer dryer and fridge freezer in the kitchen. The cooker has a built-in grill, and there is a separate induction hob. Please use the extractor fan when cooking to keep your living space free of steam and smells. A kettle, toaster and microwave are also provided for your convenience. Instructions on how to use the microwave are included at the back of your yellow in-house manual. We have provided you with tea, coffee and sugar, salt and pepper, as well as washing up liquid, washing implements, a spray cleaner, and washing tablets for use during your stay. Breakages If anything gets broken or doesn t work please do leave us a note so that we can get it repaired or replaced before the next guest arrive, or call our 24 hour guest helpline on Heaters You will find an electric wall heater in each of the rooms. These are turned on by a main switch on the wall next to each heater and the temperature is controlled by a thermostatic dial on the right-hand side of the appliance. The bathroom towel rail switches are located on the outside of the wall where the towel rail is situated. Please ensure you turn off the heaters via the main wall switches at the end of your stay. Hot Water The hot water system runs off the boiler in the cupboard in the hallway. The timer is already preset and should keep you supplied with lots of hot water. However, if you find you need more hot water please use the boost button in the boiler cupboard in the hallway, see detailed instructions on how to use the hot water thermostat included at the back of your in-house manual. The boiler has a white, water tank on top. We will keep this toped up regularly, but should you find the water level has dropped outside the parameters displayed on the gauge simply top up the tank with tap water. Fuse Box & Water Should the electricity cut out, the fuse box is located in the hallway cupboard. Should the problem persist contact the guest helpline on If you have a water leak the stopcock is located in the cupboard with the boiler.

4 Apartment Information Business Services If you wish to use and internet via your laptop, there is free WiFi connection available. The WiFi codes are printed on the previous page Making Yourself At Home. Cleaning and Linen If you are staying longer than 7 days, Housekeeping will clean your apartment, change towels and bed linen once a week. Extra linen or a daily housekeeping service can be provided at an additional cost, please call our guest line on between 8.30am-6.00pm to arrange. Baby Facilities A travel cot and high chair can be provided upon request. Please contact our guest line on to enquire about availability. Extra Guests Your apartment will be made up according to the number of guests on your booking. If you wish to add more guests after you ve booked please contact the guest line on between 8.30am-6.00pm to check apartment suitability and availability. Refuse Your apartment is supplied with small kitchen bin liners and large refuse sacks to use throughout your stay. Please could you place full sacks in the large refuse bins outside the block. Walk out of the block and continue straight down the main access road in front of you. The bins are located on the right-hand side, after block 10/opposite block 6. behind the wooden fencing. We would really appreciate it if you could put all rubbish bags in these outside bins at the end of your stay. Smoking We have a strict no smoking policy in the apartments, throughout the building and central decked communal area to the back of the ground floor corridor. If you wish to smoke there is a smoking box at the bottom of the entrance ramp to the right-hand side of the building as you exit the front door.

5 Departure We would be grateful if you could vacate the apartment by 10am on the day of your departure. When you leave please could you put the door key and main gate fob in the apartment lock box being sure to scramble the number code. If the keys or fob are not returned unfortunately there will be a charge of 50 to replace them Extending your stay If you would like to extend your stay please call our guest line on to check apartment availability. How to provide feedback We really value your feedback - it is at the core of our business and helps us offer our guests a unique service that fulfils their requirements. 6 Local Area From Milk to Moet TE AT PL M Tesco Superstore There is a Tesco Superstore a short drive along the ring road from The Mint (see map above) Camden Street (opens at 09:00). E Tesco Express Alternatively there is a Tesco Express a short walk away 36 Frederick Street (open until 23:00).

7 City Centre City Centre has become a major shopping destination. A wealth of shopping opportunities are on offer in locations such as Grand Central, The Bullring and The Mailbox. The City Centre can be reached by public transport, taxi (see Transport section below) or a walk of just over a mile by the shortest route (via Newhall Street see map below).

8 Entertainment The Jewellery Quarter has a long tradition of quality food and drink establishments within s City Centre. Listed here are a sample but feel free to explore or do your own research! Public Houses Whilst Broad Street is easily within walking distance, the pubs in this area offer a relaxed and very different atmosphere to other areas within central. Here s a small selection. 40 St. Paul s 40 Cox Street England B3 A premium Gin and Tonic bar. They have over 140+ gins on offer and promise to create an intimate, comfortable environment for you and your friends to enjoy. Every gin available has been handpicked - whether because of its historical importance or because of the taste experience. The Brown Lion 18 Hall Street England B18 6B This historic pub is at the heart of the Jewellery Quarter and has had several refurbishments over the years. The newly revamped pub offers a range of beers, ciders and cocktails from across Britain and the world. 9 A unique concept that allows you to peruse some stunning art pieces, antiques and exquisite watches, whilst sipping cocktails and tasting some amazing Spanish tapas. Plus every Tuesday, ladies can enjoy 2 for 1 cocktails. The Pig & Tail 12 Albion Street West Midlands B1 3AH The Pig & Tail is an independent modern British tapas style restaurant. They serve a unique range of craft beers, cocktails, spirits & wines. The Pig & Tail was created by a husband and wife team who wanted to enjoy their love of family style fresh food. After much hard work, The Pickled Piglet was born on Gas Street. The food consisted of craft beers; uncomplicated, exciting dishes and family style served food. This proved to be very popular which led to the opening of the second venue, The Pig & Tail in the Jewellery Quarter. Located in the historic George & Dragon building which long ago used to be a pig sty (hence the name). They have two drinks menus which are the Gin s Menu and Cocktail s Menu. There is also a full main menu available offering lunch and dinner as well as a very good brunch.

Wood fired pizza made using locally sourced ingredients where possible. Lasan 3 James St, B3 1SD Part of a group of restaurants bringing a fine dining experience to contemporary Indian cuisine.

12 Nightclubs In addition to all the nightlife in and around City Centre, the Jewellery Quarter boasts some select spots. These are only a selection. The Jam House 3-5 St Paul's Square, B3 1QU Probably the best known of the Quarter s music venues, The Jam House is open until 2am on Friday and Saturday. Taken from their website: The unique Jam House concept began in 1999 as an amalgamation between Jools Holland and designer Neil Tibbatt. The partnership wanted to produce a night out which had elements of live music, fine dining and good times. Bar Livery Street,, B3 1HA The Tunnel Club Water Street,, B3 1HL Only open on Saturdays, from 10pm to 3am. Venue for club nights and other events in the archways beneath a railway line. TRMNL Nightclub 6-10 Hockley Street, Jewellery Quarter,, B18 6BL TRMNL Nightclub is an impressive reconstruction of an old press factory. The main attraction is the ceiling with thousands of LED's that display a fair number of patterns that bounce with the music. For a cracking night out among funloving, vibrant people take a look.

15 Terms & Conditions For your reference, we have included a full copy of the house rules you agreed to at time of booking. If you have any queries please call our 24 hour guest helpline on Manuals We have included a full set of appliance manuals for your convenience in the yellow in-house manual found in your apartment.

16 HOUSE RULES Thank you for booking your stay with ServicedLets. To ensure that all of our guests, our neighbours and future guests have the best possible experience, we have a few simple house rules. No smoking in the apartment All of our properties are Non-smoking. As a kind measure to future guests, if you do smoke, please ensure you do so outside and then dispose of the cigarette butt thoughtfully. Please be mindful of your noise We don't expect our guests to be silent, however, as a lot of our apartments are in blocks of apartments, sound can travel a long way, so please be mindful of your noise level and respectful to others around you, particularly in the evening. No Parties OK, so in this case we are party poopers! Out of respect to our guests and neighbours, our properties are not available to hold parties and we will not tolerate them. If you wish to hold a party, we politely advise you to go somewhere else. No Pets We re huge pet lovers at ServicedLets, however we recognise and respect that some people are not or could be allergic to them, so we kindly ask you to refrain from bringing your beloved pets into any of our properties. No Illegal activities Whether it is providing a 'personal' service, or selling illegal substances, we do not tolerate any illegal activity, and will prosecute if this is ignored. If we suspect this is happening at any time during your stay we will ask you to leave the premises immediately, there will be no refund and we will make an admin charge. Treat our team with respect We hope you share our belief that everyone has the right to be treated with respect and our ServicedLets team are no exception. They're passionate about ensuring you have a safe and enjoyable stay. However, any abuse of our delightful team and you'll be asked to leave. Please leave the place tidy We want every guest to experience that wonderful clean feeling when they walk into a ServicedLets property, which is why we kindly ask that you leave the property in a reasonably tidy condition when you depart. Don t worry, we don t

17 expect you to do the dusting, just please avoid leaving spillages on the carpet, or beer splattered on the walls, make sure the furniture is left where you found it and please do the washing up before you go. Thank you. Interim clean for longer stays If your stay is for longer than a couple of weeks our cleaning team will pop round to freshen the property up for you. We'll agree a convenient time with you to carry this interim clean. After all, we pride ourselves on ensuring our properties are maintained to the highest standard for all of our guests. You included! Accidents We all know that accidents happen and things may go missing time to time. We kindly ask you report any breakages/faulty appliances etc. as soon as possible via our Guest App, or by phoning our helpdesk, so they can be fixed as soon as possible. We re very friendly, and we won t tell you off! Damage We hope that all of our guests respect our properties and furniture, however sometimes this is not the case. If there is excessive damage to a property, its equipment or furniture, we reserve the right to charge for the repair/replacement, plus an admin charge. If, however, you find something that is broken during your stay, please let us know though our Guest App or by calling our help desk. We will not charge you if it was an accident and you have notified us about the problem. Keys Where we use physical keys to access the apartment, please leave them where you go them from on your arrival when you leave. If you lose your key during your stay, or don't leave it behind when you leave, then we will make an admin charge to replace it. If you later return it, we will refund half of this charge. Sofa Beds, Single Beds and Cots Please notify your helpdesk team by phone or through the Guest App before your stay should you require linen for the sofa bed, single beds or (if available) if you require a cot, so that we can have your room set up correctly ahead of your arrival. Additional Charges We hope you agree that these house rules are there to ensure all our guests have a pleasant stay. However, in the case where the House Rules aren't adhered to, we reserve the right to make additional charges and in extreme cases we will ask you to vacate the property immediately with no refund given:.
